A client or GC is asking for your certificate of insurance. Here's what it is, what it needs to show, and how to get one fast โ sometimes the same day.
A certificate of insurance is a one-page summary of your active coverage โ carrier name, policy numbers, coverage types and limits, effective dates, and who's named on the policy. It's proof coverage exists, not the policy itself.
Property managers, HOAs, GCs, and municipalities ask for one before letting you set foot on a property. It's how they confirm there's coverage in place if something goes wrong on the job.
Many residential communities and commercial properties require a COI on file before your first mow of the season, not just before a one-time job. If you service multiple properties under the same management company, it's worth confirming early in spring whether they need a fresh certificate โ waiting until a property manager asks can delay the start of a contract you were counting on.
If you add snow and ice removal for the same or different clients in winter, don't assume your existing summer landscaping COI automatically covers it. Flag this when you request a certificate so the description of operations reflects it.
